The story

On February 25, 2024, at 4 p.m., we observed water on the first floor of our property. The water came from our adjacent Unit #18. With the help of another neighbour from Unit #17, we shut off the main water valve for Unit #18 to stop the water flow. The Unit #18 was under remodeling at that time, and the valves were closed because of work on the water pipes inside the unit. Someone from HOA garden workers opened public valve for Unit #18 causing the flooding in the unit that spreaded to the adjacent units.
We received permission from the owner of the the Unit#18 to gain access inside. I shut off the electrical breakers.

Conclusions and lessons learned

1. Nobody cares about your problems; prepare to be left alone face to face with your problems; don't trust anyone.
2. The HOA management company is absolutely unhelpful and appears to only care about HOA construction projects. Neither HOA management company, nor HOA board responds to your emails.
3. Do not begin any work in your unit until HOA representative confirms the plan of work, including dates, both in person and via email.
4. Do not trust the HOA insurance company; it may not cover your damages.
5. Do not trust your own insurance company. If you file a claim for damages, even if you are not at fault, your property policy payments will increase.
6. Take photos and videos immediately. Document every step taken.
7. Obtain insurance information from your neighbors.
8. Consult with your attorney.
9. Be prepare to pay for everything.
